Signs to look for

  • A brown or yellow ring that is still growing at the edges
  • Paint bubbling, blistering or peeling in a patch
  • A ceiling that sags or feels soft to a light touch
  • Drips from a light fixture or a vent
  • Recurring stains in the same spot after repainting

Orange County homes sit on a slab, so water rarely announces itself the way it would in a basement. This is where it starts and where it goes.

What the shape tells you

A well-defined ring that has stopped growing usually means a past event that dried on its own. A soft edge that is still spreading means water is arriving now.

A stain directly under a bathroom points to a supply line, a wax ring or a shower pan. A stain under an attic air handler points to condensate. A stain along an exterior wall after rain points to roofing or flashing.

When it is genuinely urgent

A sagging ceiling is holding water. Saturated drywall can carry a surprising amount before it fails, and when it does it comes down all at once. Stay out from under it and do not poke it to see how bad it is.

Fixing the source is only half of it

Repainting a ceiling hides the stain and changes nothing above it. If the cavity was never dried, the stain returns — and the second time it usually brings a smell with it.
