What water damage restoration costs, and why estimates vary so much

Two contractors can look at the same room and produce very different numbers, and usually it is because they are scoping different amounts of drying.

The four things that move the price

How long the water sat. This is the biggest one and the only one you control. Materials that can be dried in the first day often have to be removed after several.

The category of water. Clean supply water, grey water from an appliance and contaminated water each carry different protocols, and contaminated water means removal and disposal rather than drying.

How far it travelled. The wet area is almost always larger than the visible area, which is why moisture mapping happens before a scope is written.

What it reached. Drying a tile floor over concrete is not the same job as drying engineered hardwood, cabinetry or the underside of a subfloor.

Mitigation and repair are usually separate

Drying and stabilizing is one phase. Rebuilding what could not be saved is another. Carriers often handle them as separate scopes, and a single lump-sum figure that blends both is harder to compare between contractors.
