Does homeowners insurance cover water damage?

Most disputes come down to one distinction: was the damage sudden and accidental, or did it happen gradually over time.

Sudden versus gradual

A supply line that bursts on a Tuesday is the classic covered event. A fitting that has been weeping behind a wall for eight months is the classic denied one — many policies exclude damage attributed to long-term seepage or lack of maintenance.

This is why a slab leak can be complicated: the pipe failed at some point, but the damage accumulated. How that gets characterized matters, and it is one reason documented moisture readings and dated photos are worth having.

Flood is usually a separate policy

Water that enters from outside — storm runoff, rising water — is commonly excluded from standard homeowner policies and covered under separate flood insurance. Water originating inside the home is generally a different question.

Your duty to mitigate

Policies commonly place an obligation on the homeowner to prevent further damage after a loss. Acting quickly is not only about saving materials — leaving water sitting can itself affect what a carrier pays.
